Buying a Timeshare can be tricky, you want to find the best deal that you can get, right? First you would think about the ways to buying a Timeshare, you could buy it direct from a resort or you could buy it as a resale. The latter will get you the best deal. A lot of resorts send letters to homeowners, stating something like "Come look at our resort and receive a free gift!" Which is a scam in its own right but completely legal. This is the reason why most people buy their first Timeshare direct from the resort, they fall for the free gift trap.
Almost 50% of the money you spend on a Timeshare goes to marketing, all of those free gifts, getting the salesmen gathered around to sell you the Timeshare, all of this will be paid when you buy the Timeshare. This means one thing; You will only be paying half of the money for the Timeshare itself, meaning that this brings down the true cost. So if you bought a Timeshare from a resort for $16,000, Half of that money would go to marketing, This would make the true value of the property $8000, You paid $16,000 and now its worth $8,000. Will you be able to resell it and get your money back? No, you would only be able to get back $8,000. This is why most experienced Timeshare owners buy resale, buying straight from a resort can be good but you can find a way better deal buying resale.
When you buy resale, the company will have a various amount of Timeshares that you can choose from, and they will help you pick one out according to your vacationing needs. However, you do not get to walk the grounds of the resort when buying resale, so you will not even see it before you buy it. By the time you get to see the resort, it has disappeared into nothing. Yep, you just bought a Timeshare from a resort that isn't there anymore. Don't worry though, because this really doesn't matter. Now hold on, don't get all excited or aggravated that your resort has just disappeared, the resort itself is just a carrier that takes you to other resorts. Remember the exchange programs? Just call them up and exchange the resort you have just purchased for something else. So, this really isn't a downside at all, just merely a bump in the road.
With buying resale, there is one very major pro; You save lots of money! When you have a professional Resale Broker find a Timeshare for you, you will be getting the best deal that they can find. The Resale Broker will find you a quality Timeshare, after all you don't want the rotten fruit in the bundle!
Not only do you save money, you will also make money when you go to sale the Timeshare. Sure, selling a Timeshare can be difficult, especially if it is in the off season but a good resale broker will keep you away from the off season. A prime red week should sell very easily if it isn't overpriced, keep in mind that Timeshares are not made for investing and should be kept for leisure time, not to resale for bundles of money.
There are a couple of ways to purchase a Timeshare, deeded or a long term lease. They both have their benefits and downfalls but they both offer plenty of options and neither one is better than the other. Although, a long term lease will probably cost more to buy into, I recommend buying deeded for your first Timeshare. If you buy deeded, you will get the Timeshare for an unlimited time, if you buy leased you will get the Timeshare for a predetermined number of years.
